As one of the largest, and tallest mixed use developments proposed in recent memory, the development of the DIFC Towers site is a key element in the new Gate Avenue project, strategically positioned at the heart of Dubai’s main pedestrian retail spine. Flanked by two major vehicular arteries to the east and west, and the foundational construction of adjacent sites, the location is primed for optimal connectivity and accessibility.
Leveraging the bustling energy of the Gate Avenue retail and entertainment corridor, coupled with the steady stream of foot traffic from the nearby metro station and the northeast pedestrian bridge, the ground floor layout is designed to naturally capture these movement flows. This creates a vibrant and dynamic space that invites engagement and exploration.
The strategic planning includes well-thought-out linkage corridors that facilitate seamless movement and delineate natural ‘territories’ for the towers as they meet the ground level. These towers are oriented to ensure easy access to the retail spine and to maximize solar exposure, enhancing the comfort and sustainability of the development.
To unify the diverse programs within the towers, an elegant skin is designed to drape over the structures. This cohesive facade creates a rich spatial experience and establishes an iconic presence for the Square, making it a landmark of both aesthetic and functional excellence.
