280 E. Whittier aims to redevelop a block-sized parcel in the Schumacher Place neighborhood of Columbus, OH. Currently a vacated grocery store and a large surface parking lot, the 2.34-acre site was a suburban-style development unresponsive to the neighborhood's urban context. With varying design languages—walk-up units with pocket gardens, façade relief, articulation and setbacks, an art program, heavily landscaped areas, and green roofs, the project looks to transform the streetscape while addressing housing needs in urban Columbus.

Drawing upon intimate public space, captured yards and transitional elements like porches and stoops allow the project to mirror the vernacular of the area. Additionally, the project steps inward in plan from the street, mimicking the residences that are “off-grid” to create zones for gardens and public art.

The project’s interior serves to engage the senses through a Vertical Gardens concept, weaving indoor/outdoor garden-inspired experience through each level with materials, textures, and tones.
